SITUATION

The Best Western Plus project consisted of a franchised hotel within an existing subdivision where previous development, including utilities, had been completed. The proposed hotel would house 92 guest rooms and required completion before the Coachella Valley tourist season and annual tennis tournament. While the owner had chosen a franchise hotel, they wanted to customize it to set their location apart.

M-13 Construction’s proactive communication and seamless cooperation with the existing community were vital in completing the hotel project. They worked closely with the additional subdivision contractors and the on-site M-13 Construction team to ensure the hotel could open in time for the tourist season. By doing so, they overcame all of the project’s challenges and achieved the clients’ goals.

HANDLING SETBACKS IN A TIMELY AND COMPOSED MANNER TO PREVENT REACTIONARY EXPENSES

The gas line previously installed to serve the hotel was undersized, and replacing the valve was a requirement. This setback required locating the improperly sized valve, ripping up the existing asphalt, and upgrading to the adequately sized valve. While this issue could have set the project timeline off course and incurred a considerable unexpected expense, M-13 Construction’s extensive experience enabled them to address the issues efficiently and effectively. M-13 Construction proactively contacted those responsible for the previous installation and inspection to discover that the client was not entirely financially responsible for the additional work. Additionally, through proper communication and coordination with the city, they completed the project in a timely fashion.

When the client hired M-13 Construction, the subdivision was already home to several operating retail and dining locations, such as a gas station, Starbucks, McDonald’s, and additional construction. They jumped in and proactively coordinated the project’s efforts with the other contractors on-site to expedite getting materials on and off-site. When the project hit a roadblock with improperly installed utilities, M-13 Construction took charge of the situation by contacting those responsible for installing the original utilities, which ultimately allowed the project to continue without delays while meeting the scheduled timeframe.

MEETING CLIENT EXPECTATIONS WHILE STAYING ON DEADLINE AND BUDGET

Throughout the project, there were design changes, some of which were required to meet the Best Western Plus brand guidelines and others which the clients desired to set their hotel location apart. M-13 Construction developed an open line of communication with their client, including coordinated visits on-site with their team to make sure they understood their vision. As a team, they provided them with multiple VE (value engineering) options, allowing for an upscale look yet avoiding more extensive changes. This allowed them to remain within budget and on schedule.
M-13 Construction completed the 4-story, 92 room hotel, ahead of schedule and under budget. The client was especially pleased with M-13 Construction’s sense of urgency and job site cleanliness throughout the project. They have since chosen M-13 for another hotel project.
